What is contract works insurance?
Designed for builders and other tradesmen who might work on a construction site, contract insurance covers all the work you’re carrying out on site. The policy is designed to protect your work from all manners of unforeseen mishaps including fire, flood, storm, vandalism, or even theft. What does contract works insurance include?
We offer varying levels of contract insurance cover to suit the highest value of what you might be working on, from £50,000 to £500,000. Our cover includes:
- Construction plant, tools, & equipment starting from £5,000 up to £75,000
- Your own plant value starting from £5,000 up to £25,000
- Temporary buildings starting from £5,000 up to £20,000
- Hired-in plant annual fees starting from £2,500 up to £50,000
- Hired-in plant value of up to £50,000 for any one item
The maximum contract period for our contract works policy is 12 months, with a maximum maintenance guarantee period of 12 months. If you require cover higher than the above limits, please contact us directly and we will be more than happy to arrange the cover you need.
Please note, contract works insurance doesn’t cover the existing structure that is already on site. For example, if you were building an extension and there was a fire at the property, your policy would cover the cost of repairing the extension in progress, but not any damage to the rest of the house—this would need to be covered by your customer’s home insurance.
Contract Works Insurance: Frequently Asked Questions
Contract works insurance covers damage to a contract prior to completion on an all risks basis. For example, if you were part way through building an extension on a house and the extension were to be destroyed by fire prior to completion, your contract works insurance will cover the costs of reinstating the partially completed work. Your client has already paid you for the work done so far so you cannot expect them to pay again. Please note that contract works insurance does not cover damage to the existing structure, just the contract being worked upon.

Contract works cover is not the same as contractors all risk insurance. Contract works cover is designed to protect your building works while they’re in progress, while contractors all risks covers you for any damage to property, equipment and materials. Our policies can often be tailored to meet your individual needs, so please get in touch with us if you’d like further assistance.
If you’re a construction worker, whether you’re independent, a consultant or an employee, contract works insurance can provide you with the protection you need. Our policy covers damage to your building works from any occurrence on-site. It also covers you for any legal liability should someone be injured on your work site or if any third-party property is damaged as a result of the construction work.
The amount your contract works insurance will cost you depends on a range of different factors. Many contract insurance policies are offered on a project specific basis, so you’ll need to pay more for more dangerous projects, and less for safer projects. A contract works policy is an essential tradesman insurance policy, whether you’re working on existing property or a completely new building site.
Whether you’ll be protected against unfinished work depends on your specific circumstances. In general though, a contract works policy is designed to protect your contract, on an all risks basis, until such time as the work is complete. So if there were to be a fire and the extension you were building were to be totally destroyed for example, your contract works cover would fund the cost of rebuilding the extension. Without this cover, you would be personally liable for the build. Your client will have already paid you to do the job and if the job is not completed (for whatever reason) they will expect your building company to complete the work they have paid for. This is why contract works insurance is vital. If you are building a new property, the policy will also cover the contract for a period of 90 days following practical completion or until such time as the property is sold or leased, whatever occurs sooner.
No – contract works insurance is not designed to cover existing structures. So if you are extending a home for example, the homeowner will need to insure the property and your contract works insurance will cover the extension work until such time as it has been completed.
